Introducing the Columbus, a BRAND NEW plan from Frank Betz Associates and our April plan of the month. It was designed to meet the needs of today’s value conscious homebuyer. In keeping the overall shape simple, we decided to be creative with the interior. Upon entering the foyer there is a furniture niche to give it a sense of arrival. The great room, dining, and kitchen are all in a row and open to each other. This gives the impression of a much larger space. There is a computer nook on the first floor which makes for a perfect home office. The second floor has four large bedrooms with three of them having walk in closets. The master suite and master bath have vaulted ceilings. Bedroom four also can serve as a sitting area for the master suite. The three secondary bedrooms share a compartmentalized bath. There is a tech nook that serves as a study area for the kids. The traditional exterior has a welcoming front porch with round columns and decorative handrail. Our most recent success story is the Spring 2010 Home-a-rama in Smithfield, Virginia. The Show was presented by the Tidewater Builders Association and East-West Partners, the developers of Founder’s Pointe and many other successful communities. The Spring show featured eight models by the builder group in Founder’s Pointe. Frank Betz Associates designed five of the eight models. |

There are many factors to consider when choosing a design to build for a Show Model. There will likely be many more people in the home at any given time during the Show than normal, therefore traffic patterns, tour routes, and space relationships are critical to present the home at its’ very best. Furnishings and finishes are also integral parts of a successful Show Home. Whether a luxury home or a more modest home, the proportions of furnishings and the level of finish must cohesively mesh with the square footage, number of rooms, price range of the house itself as well as the community. Show attendees must depart with memorable impressions of the design and quality of workmanship so they would choose your building company to construct their next new home.

Builders Must Zig Where Existing Homes Zag
The big housing news today is that existing home prices are taking a double-dip. The Case-Shiller Index showed that prices declined 3.9% in the final quarter of 2010, an acceleration over the first three quarters of the year. Eleven markets covered by the survey, including Atlanta, Charlotte, New York, and Seattle, recorded cyclical lows. Analysts suggested that it may not be until 2011 that existing home prices finally reach bottom.
It's not clear how another 5% drop in existing home prices will impact the home building market, and specifically the price of new homes, though it can't be good. Home builders have been pushing new home prices nationally for the last year. The median price of a new home rose from $216,700 in 2009 to $221,900 last year, according to data collected by the Census Bureau. The median price of an existing home, on the other hand, was $173,500, according to data from the National Association of Realtors. Read More
