How Do I Fill Out a Modification Request?
We can make almost any change to a floor plan. First select a homeplan. Then describe in detail how you would like the plan modified.

Example Wish List:

Add a screen porch between breakfast and family room.
Add 2 feet to right side of house plan.
3 car garage.
Change garage to side entry.

It is that simple!

One of our experienced designers will review your entire project as a whole. We figure how each change impacts the rest of the home plan and give pricing on the amount of hourly work involved to create a new custom plan just for you. On rare occasions we may come across a modification that is structurally not possible. If this situation arises we will let you know why it is not possible. A designer will offer any available alternative solutions along with the written estimate for all other requested modifications.

How do I know what my modified home plan is going to look like?
After you have accepted the modification quote the 1st phase of the modification process involves reviewing sketches and discussing the changes with a designer.

What if I need to make additional changes after my project has already started?
Any additional changes will have to be quoted separately. This may affect the price and turn around time originally quoted.

What type of foundation does the plan come with?
Frank Betz Associates, Inc. offers the choice of crawl space or basement for our plans. Slabs are available for some plans. Our basements are designed as a walkout style, which consists of three masonry walls and one wood framed wall with windows and doors. Interior walls are wood framed.

What if I need a post and beam basement?
A post and beam basement is constructed using steel columns and structural beams to carry the load of bearing walls and points above. This is used in lieu of interior load bearing walls in the basement to allow for a more open, flexible space.

Should you want a different type of basement, we will need an example of the new basement layout submitted for quote.

What Building Codes do my plans comply with?
Frank Betz Associates, Inc working drawings meet the 2006 International Residential Code for One and Two Family Dwelling, and the 2006 International Building Code with Georgia amendments.

There may be additional changes needed to comply with your local codes. In this case, Frank Betz Associates, Inc. is not responsible for having those additional changes made unless you specify those changes in writing and are quoted for such changes.
